Real Estate Opportunities in the Philippines

If you've read the Rich Dad, Poor Dad books, and played Kiyosaki's board game, you would know that Real Estate Investing is a highly recommended entpreneural path. I'm not an expert in real estate, but this caught my eye:

1.8 Hectare Palawan Beach Lot for only P 300K

I am based here in Manila but my relatives are based in Palawan. I was there
just last week for a vacation.

The 1.8 hectare beach lot is located in Tarandungan, Roxas, Palawan. A 2
hour drive from Puerto Princesa City Proper.

The good thing about Roxas, Palawan is that it is a municipality. Tax rates
are generally much lower than properties in Puerto Princesa City.

Puerto Princesa is a huge city. Going to the Underground River will take you
3 hours (land travel)

Reputable resorts like Club Noah Isabelle are located in Taytay, Palawan
which is a 6-7 hour drive from Puerto Princesa.

Taytay is the town before you reach El Nido.

We also have beach lots for sale in Puerto Princesa City but its more
expensive than the one in Roxas.

I advise you to visit the area for an occular inspection. Real Estate is a
big investment. You should study and evaluate it properly.

I am no real estate broker but I assure you that the transactions will be
done legally. The owner of the beach lot is a family friend of ours.

We have also other beach and farm properties for sale. I'll e-mail you if I
have the papers and the pictures here already. My aunt will send it through
fedex this week.

I'm working here in Cocolife, Ayala Avenue, Makati. You may contact me at my
landline 8129015 loc. 160 / 09179040831.

I read that from our yahoogroup just as I saw this in another email:

INVESTING IN REAL ESTATE: OPPORTUNITIES, TECHNIQUES

June 26, 2006
Maximo Function Room, 2nd Floor, Max?s Restaurant,
Glorietta 2, Park Square Drive Cor. Theater Drive,
Ayala Center, Makati City

Are real properties good investment? Is investing in real estate not too complicated to learn? Are there indicators to follow if I should now invest in real estate? Should I not wait for a better time? When should I develop my land? What is the value of my property? When is it really a good investment? What are the risks involved in investing in real estate?

In addition to the above, there are other numerous questions concerning prospective real estate investor, financiers and developers; owners and realty professionals that could be answered in a series of lectures on Investing in Real Estate that will be conducted by Urban Institute of Real Estate.

The 4-hour lecture will provide helpful guidelines to the benefits of beginning and prospective real estate owners, investors, dealers, developers and realty professionals. It will cover the following: review of the different investment motivations; why invest in real estate; pitfalls and traps in real estate investments; why real estate appreciates; pros and cons of investing in vacant land; different areas of opportunities, techniques and how to?s in real estate investment such as buy and sell or lease; build and sell; rehabilitation of foreclosed and damaged properties; master leasing; converting apartments to townhouses or condominiums; and developing vacant/raw lands.

Also included is a general orientation to all the basic knowledge that is essential to a profitable and successful real estate investment such as real estate economics, legal aspects and contract documents, financing and analyzing investments, property appraisal, property development, development rules and regulations, property management, real estate taxation, property valuation or appraisal and others.

  1. It’s really my dream of owning a piece of farmland or beach resort, not only for investment purposes but maybe for my retirement. The problem always is where to get the money for it! :)

  2. Is there any financial institution to borrow money in order to buy real estate. Could you name a few please , Philippines only. thanks

  3. I read part of Rich Dad, Poor Dad… the problem right now though is that there are more sellers than buyers for real estate. Anyways, Roxas is pretty far from town that’s why it’s so cheap. The positive thing is that the new “good” highway goes up to Roxas and I heared they have nice stone beaches there.

    Good Luck

  4. Heya guys, real estate investing looks interesting but may be challenging. Tirso, you could check out small business corporation. Just search for it on this site, I’ve got a post about it. Is it still a Buyer’s Market, Christine?

  5. Yes.. challenging.. that’s the word. I guess you could call it that. Sellers are keeping to their prices.. nobody wants to buy since they see it as too expensive. I’ve noticed too that there are cheaper places in the US (better locations) than here in the Philippines.

  6. Anybody interested in buying a lot located at a very quiet place, just a few minutes from the cool Taytay Falls in Majayjay, Laguna. The lot is situated in Majayjay and less than 30 minutes from Lucban, Quezon. It’s a 11,000 sq.m lot, good for a vacation house but can also be subdivided. A good investment indeed. The price is only PhP1,000/sq.m.

  7. @HI Emil, this is around that the time I would advise you to have your own real-estate website. Subscribe to my blog’s mailing list. I’m planning to create a website for advertisers, you might be interested.

  8. do you have other real estate seminars that you could recommend? the one of larry gamboa’s was very hostile to walk-ins. they were insisting that everyone deposit the money beforehand and its not like everyone has the time to make bank transactions during the day time…anyway, do you have similar learning avenues?

  9. Hi Darlene, there is one regular seminar done by the Urban Institute. I usually get emails from them when they’ve an event scheduled. I’ll post it here when I get another invitation.

  10. hi Randy,
